About Property Tax Compliance
A clear overview, in simple terms — what it is, why it matters, and how we handle it.
Buyers of property worth ₹50 lakh or more must deduct 1% TDS and deposit it with a challan-cum-statement; tenants paying rent above ₹50,000 a month deduct 2%. When you sell, long-term gains after 24 months are taxed at 12.5% (residents can choose 20% with indexation for property bought before 23 July 2024), and Sections 54, 54F and 54EC can exempt them. Buying from an NRI needs TDS on the gains at much higher rates.
Property transactions are fully visible to the department through registration data and bank reporting, so missed TDS or unreported gains are among the most common notices.
We handle the buyer's TDS and certificate, tenant TDS on rent, the seller's capital gains computation and exemptions, and the reporting in the return.
For NRIs on either side of the deal, our NRI property service covers lower-deduction certificates and repatriation.
| Purchase TDS | 1% when consideration ≥ ₹50 lakh; certificate to the seller |
|---|---|
| Rent TDS (individuals) | 2% when rent > ₹50,000 a month |
| Sale — LTCG | 12.5% after 24 months; 20% with indexation option for older resident purchases |
| Exemptions | 54 / 54F (₹10 crore cap), 54EC up to ₹50 lakh |
| Buying from an NRI | TDS on gains at NRI rates; buyer needs a TAN |
